PRE-QUALIFICATION
Our loan officers or mortgage representative will be pleased to meet with you to review our mortgage loan programs and to help you determine affordability. A pre-qualification letter can be issued. There is no cost for this service.

PRE-APPROVAL
A mortgage application may be submitted for any one of our loans that you are qualified to carry. A pre-approval commitment letter will be issued for a term of 60 days, during which the interest rate is guaranteed not to increase by more than one quarter percent. When you find the right home, the $100 pre-approval fee will be credited to the mortgage application fee.

RATE LOCK IN
We will process your loan application at the interest rate in effect on the date we accept your completed mortgage application. Commitments will be issued for two month periods. Any subsequent two month extensions will not increase the previous commitment interest rate by more than 1/4% per extension. Ninety-day commitments can be obtained with payment of a 1/4% lock in fee. This must be done at time of application.

FAST APPROVAL
A firm commitment in weeks not months! All of our loans are approved at our Main Office in Wall Township. Loans with Private Mortgage Insurance may take a little longer and are subject to insurance company approval.

TYPE OF PROPERTY / LENDING AREA
Types of Properties: Single family, two to four family, condominiums and planned unit development homes. Primary, secondary and rental/investments are eligible. The bank's primary lending area is Southern Monmouth and Northern Ocean counties.

HOME TOWN BANK SERVICE
We service all our loans at our local bank branches. You can also obtain other banking services such as checking accounts, savings plans, home improvement and home equity loans.

DOWN PAYMENT
Primary/Secondary Residence: 20%; with Private Mortgage Insurance:Primary 5%,Secondary 10%. Rental/Investment Properties 20%.

NO-POINT OPTION
Available with an adjustment to the interest rate. You can reduce points by paying a higher interest rate. Add 1/4% for each point or fraction thereof that you may wish to buy down. Each point is equal to 1% of the mortgage loan.

PREPAYMENT PENALTY
None.
